NAIDER completes the Naturalization project of industrial estates. An unprecedented proposal to be implemented in industrial areas. The plan is designed to be carried out in the industrial estates that are located on both sides of the ecological corridor that connects the Peñas de Aia Natural Park and Mount Jaizkibel, an area of the Natura 2000 network.
After a year of work on the Naturalization of industrial estates project in the Peñas de Aia – Jaizkibel ecological corridor, the company Naider has finalized the Plan with its respective co-financing and co-governance models. An innovative plan resulting from a unique project that seeks to reposition this area of Gipuzkoa.
Naider has received support from the Fundación Biodiversidad and the Ministry of Ecological Transition and has also collaborated with local and municipal institutions in the area. The project has been carried out in a study area of about 9km2 in a specific area of eastern Gipuzkoa. Likewise, we have collaborated with the regional agencies of Oarsoaldea and Bajo Bidasoa (Bidasoa Activa) as well as with each of the town halls whose municipalities are located in the study area: Lezo, Oiartzun, Irun and Hondarribia.
The scope of action is situated between the two counties and the four municipalities, in one of the most conflictive parts of Gipuzkoa. It is located exactly at the intersection of the Lezo-Gaintxurizketa economic transformation axis with the Jaizkibel-Peñas de Aia ecological corridor. Both corridors, industrial and natural, contemplated in the new Territorial Planning Guidelines (DOT) of the Basque Country, as well as in other territorial and urban planning subject to them.
The project was born with the need to use nature and the different types of green and blue infrastructures as elements of renovation and improvement of an industrial environment historically far from the natural environment, and relegated in terms of its industrial positioning. The incorporation of this type of measures makes it possible to cushion the impact on the environment of industrial activity while modernizing and revaluing the land and industrial activity. In this way, the coexistence of the urban environment and the natural environment is reconsidered as a symbiosis formula between industry and nature that will catalyze the ecological transition in the region.
This proposal allows the development of both corridors up to now facing each other, diluting one into the other. By incorporating these naturalization measures, it is possible to make these two developments effective. The proposal endorsed by the Biodiversity Foundation seeks by incorporating wildlife crossings on the AP-8, highways and railway lines; the creation of green corridors and bio-channels in the industrial urban fabric and reforestation of certain areas of the ecological corridor and its buffer zone, among other initiatives, make the collective spaces functional and spaces. This makes it possible to unite areas of significant environmental value located in these two regions.
Solutions that improve the natural environment and its connectivity are presented. The same solutions allow the revitalization and competitive improvement of the transformation axis with the intervention in the warehouses of the industrial and commercial estates within it. With this, NAIDER proposes a series of measures capable of repositioning a key region for the territory and that also serve to adapt to and mitigate Climate Change. A study has been carried out to find out to what extent the emissions generated by economic activity can be reduced and absorbed and to what extent the naturalization of the space makes it possible to reduce climate risks. The final scenario presented in this study manages to reduce the risk of heat waves, floods and landslides by 20% for each of the polygons involved in the project.
Another of the key points is to improve the ecosystem services that are provided in the industrial environment studied. After the implementation of the measures collected, these services provided by nature considerably increase and improve the quality of life of users and workers. The ability to purify the air, dampen noise and provide green and recreational spaces double, triple and quadruple respectively. The capacity of the industrial environment to provide quality of life to people in industrial estates grows exponentially with the implementation of this proposal.
The naturalization of the warehouses and buildings located in the industrial estates will mean a boost to energy efficiency. With a thermal saving of 23% and an electrical one of 25%, green and solar roofs, respectively, are presented as one of the most interesting measures to generate economic savings. Measures that in turn contribute to revaluing the industrial land, that of the warehouses, the industrial estates and the industrial axis as a whole.
With this proposal in the hands of local, regional, regional and regional authorities, they will be able to provide an innovative and sustainable solution to one of the key economic poles in industry and commerce in the territory. In addition, the companies and other economic agents affected will have the possibility ofrepositioning their industrial areas as one of the largest poles of attraction for innovative and clean economic activity, placing themselves at the forefront of the necessary ecological transition. .
